Certamente gli effetti della pandemia da covid-19 ha portato ripercussioni in tutti i settori ed anche in quello immobiliare. La vita pubblica è ormai limitata da più di un anno, le borse sono instabili e moltissime aziende hanno subito dei crolli che hanno portato alla loro chiusura.
Così anche le società immobiliari hanno rilevato una difficoltà nelle compravendite di immobili se pur bisogna tener conto che la situazione è differente a seconda dei Paesi presi in considerazione.
In Italia ad esempio la tendenza del momento è molto positiva poiché gli incentivi promossi dal governo sono invitanti per cui la vendita degli immobili sta vivendo un momento positivo.
Mutuo prima casa con garanzia dello Stato
Ad esempio per l'acquisto della prima casa al momento è in vigore un'agevolazione per i giovani under 35 con una serie di sgravi fiscali e quindi la possibilità di pagare imposte ridotte sull’atto di un’abitazione in presenza di determinate condizioni.
Chi acquista da un privato (o da un’azienda che vende in esenzione Iva) deve versare un’imposta di registro del 2%, anziché del 9%, sul valore catastale dell’immobile, mentre le imposte ipotecaria e catastale si versano ognuna nella misura fissa di 50 euro.
Se invece il venditore è un’impresa con vendita soggetta a Iva, l’acquirente dovrà versare l’imposta sul valore aggiunto, calcolata sul prezzo della cessione, pari al 4% anziché al 10%. In questo caso le imposte di registro, catastale e ipotecaria si pagano nella misura fissa di 200 euro ciascuna.
In altre parole non servirà più un anticipo per aprire un mutuo e a fare da garante ci penserà lo Stato ed il mutuo potrà arrivare fino al 100% della spesa per l’acquisto.
